Our approach is designed to minimize obstacles, helping you secure funding quickly and confidently. Whether you’re a rehabber, landlord, or wholesaler, our approval process is tailored to meet your needs and set your investment up for success..
The first step is evaluating your financial readiness to ensure you’re set up for success. We review your credit score, recently filed tax returns, and cash reserves to confirm you meet our borrower criteria. With a minimum credit score of 680 and at least $15,000 in seasoned reserves, this step ensures you’re well-prepared to manage your investment and capitalize on its potential.
Once borrower approval is complete, we move to the property evaluation stage. This includes a thorough assessment of the After-Repair Value (ARV), location, and market potential of the property. We only lend on eligible properties, including single-family homes, duplexes, and townhomes within the Greater St. Louis Area. This process ensures that the deal is sound and aligned with both your goals and our funding standards
Once borrower and property evaluations are complete, we proceed to finalize the loan. This step includes confirming loan terms, verifying insurance coverage, reviewing renovation budgets, and solidifying disbursement agreements. We ensure all loan documents are complete and prepare for a seamless closing process with the title company and borrower. At this stage, you’re fully equipped to access the funding you need and move forward in your investment journey with confidence.
